All estimates provided by High Mountain Pergolas are valid for 30 days. As part of our contract terms, High Mountain Pergolas and Pavilions, a dba of LW Design, LLC, requires a 50% downpayment and a signed estimate before any timber projects can commence. Progress invoices may be issued throughout the duration of the project based on completed work. Our payment terms are Net 15 days; any overdue invoice will incur a finance charge of 24% per annum. Cancelled orders will face a 25% restocking fee and payment for work completed. Please note that there are no refunds on work performed.


• Material Disclaimer and Specs: It is acknowledged that shrinking, cracking, twisting, and movement are inherent characteristics of timber. High Mountain Pergolas and Pavilions, a dba of LW Design, LLC, holds no responsibility for the natural aging processes of timber. If you have concerns, please inquire about the differences in quality. High Mountain Pergolas prioritizes the use of the highest quality timber (#1 or Better Douglas Fir, Free Of Heart Center). Opting for lower quality timber increases the chances of changes in the wood. Additionally, High Mountain Pergolas cannot control delays caused by backordered material; therefore, a longer lead time will help ensure uninterrupted progress due to materials. Some material sizes may require up to 120 days to obtain.


• Design: Design elements are based on drawings submitted to High Mountain Pergolas and Pavilions, a dba of LW Design, LLC. If design drawings are not provided by the customer, there will be added design and engineering costs. Should High Mountain Pergolas identify a design as structurally flawed, we will propose solutions. Any significant redesign may result in increased costs and project delays. Please note that High Mountain Pergolas and Pavilions is not a professional engineer; therefore, if your timber project includes structural elements, engineering will be necessary. If engineering is not supplied, High Mountain Pergolas can arrange for outsourced engineering, resulting in a stamped set of timber drawings for your project at an additional cost to the customer.
